Costs of construction and materials are on the rise, so the biggest return on your money is to be conscious of the size of your home. The design of your home is crucial to this. Ask yourself "How do I really live?" and "What do I need in my home and what do I want?" In many cases you may find that some of your wants can combine with some of your needs. In stead of having formal and informal dining areas, you may create an open kitchen -- dining area that suites your entertaining needs. Or you may desire to have a library and a home office. A creative design may work this into a hall way with a row of bookshelves on one side and a hideaway office nook on the other. These kinds of space saving solutions will save you far more money than your choice of materials. With a quality design team, you can have a beautiful, spacious, square footage conscious home that doesn't break the bank!

New Construction Design

Designing a custom home involves a site visit and analysis, meetings with the homeowner to evolve the design to suit their lifestyle, personal needs, the building site, and budget.  After a design is developed, the construction documents and details will be created.  The completed plans will be ready for bidding and construction and fully compatible with current IRC codes.

Remodel Design

Designing a renovation/addition to an existing home involves a tour of the home, taking measurements and a design development process that includes homeowner and engineering involvement.  The design is evolved to suite the clients' lifestyle, building site, needs and budget.  After a design is developed the construction documents and details will be created.  These plans will be completely ready for bidding and construction and fully compatible with IRC codes.

Plan Maintenance

Many of our homebuilder clients ask us to maintain or modify their plans from time to time.  This can be anything from adding options, to designing new elevations or implementing walk through changes.

Structural Engineering

We can provide engineered roof and ceiling framing design and engineering foundation design.  We work in tandem with John Johns Engineer, who provides the engineering expertise and design while we provide the drafting for the engineering.

How We Work

Initial Consultation

This is the beginning phase of the project.  The Designer will meet with the owner and review lifestyle, building site, needs and budget.  An estimate for services and a contract is initiated based on the scope of the project

Design Development

The designer will create some preliminary drawings of the floor plan and exterior elevations based on the initial consultation.  In a meeting with the homeowner and possibly the builder, a review of the drawings and a discussion on final ideas will be incorporated into the project. 

Construction Documents

Working drawings are prepared and specifications incorporated for the contracted work.  At this time, the owner will review the drawings for specific ideas on electrical and cabinet details.  At completion, these documents are used for bidding purposes as well as building.
